Joel Margolies,
Founder and CEO
Prior to founding LHU Investment Advisors, Joel Margolies was a Managing Director and Co-Head of the Capital Markets Desk within the Commercial Mortgage Backed Securities lending platform of the Real Estate Structured Finance team at Macquarie Bank Ltd. At Macquarie, Joel helped spearhead the bank’s foray into CMBS investing. He was very involved in obtaining the approval for $100-$300 million to purchase AAA CMBS and managed the purchase, hedging and subsequent liquidation of the entire portfolio. Joel also focused on overall capital markets strategy, loan pricing, hedging strategies, investment banking relationships and loan securitizations.
Joel was also instrumental in the set up and investment activities of Alpine Strategic Opportunities, LLC. Alpine was set up by several seasoned CMBS industry veterans who recognized the investment opportunities in the current market. Joel helped direct the Alpine investment of over $4.5 million into several CMBS bonds with credit ratings ranging from AAA to BBB+.
From 2004-2007, Joel served as the Head of the Real Estate Capital Markets Desk at LaSalle bank in Chicago where he established the CMBS group’s capital markets function. He expanded that group to include 9 employees covering all capital markets functions including loan pricing, hedging, whole loan sales, securitizations, Rating Agency relationships, a separate small balance hybrid ARM multifamily origination platform and subordinate debt sales. While at LaSalle, Joel managed a $2+ billion portfolio of CMBS loans. He was also instrumental in all large loan opportunities including the $1.5 billion loan on the Ala Moana Mall in Hawaii. Joel oversaw the growth of the LaSalle securitization platform into the 7th largest securitization platform in the country.
Prior to joining LaSalle, Joel spent 7 years at Morgan Stanley where he was the head of their CMBS Structuring desk. As head of the CMBS Structuring desk, Joel was involved in all CMBS securitizations brought to market in the US. During that time Morgan Stanley was among the top 3 Investment Banks in the CMBS securitization league tables and consistently brought the most deals to market. As part of his role Joel worked with and advised Insurance companies, Money Managers and Banks to facilitate their purchase of CMBS bonds. Additionally, Joel spent one year on the real estate capital markets desk at CDC/IXIS.
Joel graduated Cum Laude with a Bachelors of Science in Economics from the Wharton School at the University of Pennsylvania where he concentrated in Multinational Finance and Management and Information Systems.
